The Buying Process

1. Get Pre- Approved
​The first step in buying a home is knowing your budget. Getting in touch with a licensed lender and learning your price range and buying power will be the first step in buying your home. Having a pre-approval letter from your lender to submit with your offer on a home will also increase your chances of acceptance.
3. Make an Offer
Found a house and are ready to make an offer? We will help guide and advise you to construct a strong offer. We will get paperwork ready and handled for you. Once paperwork is prepared, we will talk over purchase price, closing date, contingencies, and special stipulations you would like us to include in the offer. Once we submit the offer it will be accepted, rejected, or countered. If countered, we will continue the process until it is accepted or rejected.
5. Inspections
The next vital step in this process is inspecting the physical condition of your home. A licensed inspector will come and evaluate your home and find if any structural damage as well as mold and pest infestations are found. If there are any problems negotiations will be made to get them resolved.
7. Final Walk Through
Last, we will conduct a final walk through to ensure all negotiations were completed and that the house is in the same condition it was when the offer was made. This will be the last opportunity to call out any other issues with the home before closing. Once we finish the walk-through, we will sign a contract stating the final walk-through was complete and no issues were identified.
2. Home Search
Putting together a list of must haves when searching for your home will help narrow down your search. We can also put you on our email list that is linked directly with our MLS system so homes in your price range and that meet your needs, get sent to you as soon as they are hitting the market.
4. Under Contract
Once your offer is accepted, you will be under contract. During this period, you will be making your earnest money deposit and getting your loan secured. The purchase will not be complete but the house cannot be sold to anyone else.
6. Home Search
A third party, unbiased, licensed appraiser will come out on your lenders behalf and estimate the true value of the home. If the appraisal comes back below purchase price, we can either renegotiate or terminate the contract.
8. Closing
It's finally time! Your lender will clear you to close, and we will all meet at the title company. At the title company you will sign all the paperwork and obtain your copies. Once completed you will receive your keys to move into your new home!
